RULES OF CONDUCT

 

 

BOOKINGS
The rental of all the properties presented on the website www.rivedelsalento.it have the legal nature of “Tourist Lease”. This rental will be concluded by the agency on behalf of the respective owners on their expressed authorization, according to the prices advertised on the website in compliance with the terms and conditions laid out in the private agreement stipulated with the owners themselves. On our website you will find the subdivision of the properties in two types PRIVATE STRUCTURE and RECEPTIVE STRUCTURE, both rented out for self – catering, completely accessorized properties, provided with linen and towels, but not with cleaning or personal care products.


PERIOD OF LEASE
Rive del Salento deals with weekly rentals that run from Saturday to Saturday. During low and medium season it is possible to do short stays, or with arrival and departure days different from Saturday, but only in some properties.

BOOKINGS PROCEDURE
Once the reservation request has been received (via website/e-mail/phone) and the availability for the requested period of the property verified, Rive del Salento will reserve it for the client by sending (via e-mail) the booking confirmation with the necessary bank details for the requested payment. The reservation is confirmed only when the payment within the established terms and copy of the bank transfer have been received.

The reservation request with bank transfer, if not confirmed by the client within the communicated expiry date and time, will be automatically cancelled by the system. The property will therefore be available and can be booked online again.

In order to complete the reservation the booking form has to be filled in, signed and sent back via e-mail and it is necessary to indicate the personal data of who make the payment.


RESERVATIONS MADE LESS THAN 30 DAYS FROM BEGINNING OF STAY
For reservations made less than 30 days from the beginning of the stay, the clients have to proceed with a single payment of the total amount of the rental at the time of the booking. The terms of payment will be the same as those in the normal booking procedure.

TERMS OF PAYMENT
The booking form contains the amounts and deadlines of the various payments useful for making the booking, as follows:
to proceed with the booking, an advance payment of about 30% of the total amount of the holiday is required to be paid by bank transfer, credit card (where applicable), postal order.
The balance will be paid upon arrival directly at check-in, entirely in cash, credit card where applicable or by cashier's check issued by an Italian credit institution. Please note that many owners will only accept cash payments in euros as they do not have the pos.
In case of cash payment the limit is € 999,00 for each adult occupant who will rent the property pro-quota.

For some structures the balance is required before arrival (30/45 days), by bank transfer, credit card (where applicable).

Upon receipt of the deposit, Rive del Salento will send via email the booking confirmation, position to reach the property ans useful informations.
For some structures where the balance is due before arrival, the booking confirmation will be issued upon payment of the balance.
NB All payments for reservations will be settled and accepted only and exclusively with currency in EURO. In the case of a bank transfer, the agreed price must be received net of any bank commissions, under penalty of being charged to the final account of the stay.

CANCELLATIONS
The Customer can cancel the booking, by registered letter with return receipt or by email, in the 31 days prior to arrival, followed by written confirmation from the Agency. In this case, the entire paid amount as a deposit will be lost. In the event that the cancellation of the booking occurs within a period of less than 31 days prior to arrival, the customer, in addition to losing the paid deposit, must pay a penalty equal to 30% of the entire rent. If the cancellation occurs after the payment of the balance, the Customer will lose all and any paid sum in full and with the express exclusion of compensation for any damages. Please note that some hotels have a different cancellation policy indicated on the booking form.

RESPONSABILITY AND COMPLAINTS
All the properties listed on the website www.rivedelsalento.it have been examined and professionally photographed. The descriptions published by our company correspond to the state of the properties at the time of the visit and acquisition, and have been written in the most truthful way.

Each private house represents Italian tradition and history and does not respond to internationally recognized categories, but follows the personal tastes of the owners. Any minor deficiency related to the characteristics of the architecture and traditions of the location cannot be considered as a ground for complaint.

Rive del Salento cannot be held responsible in case the property does not match the personal liking of the client, since the client has signed the contract, which it is clearly requested to carefully read the property’s detailed page in all its parts. Moreover Rive del Salento provides all the pictures, descriptions, videos, maps and detailed information about the booked property.

In case of people with disabilities, limited mobility or presence of children/infant we would like to point out that some of the properties could have some limitations and architectural barriers. Therefore we advise you to pay attention to the descriptions and photographs of the properties and to request further details to our booking office in order to ensure that the chosen property is suitable for you.

Rive del Salento cannot be held responsible if the client has not read the detailed description of the site correctly or has not contacted the booking operators for further information.

Rive del Salento selects properties with good degree of comfort but if upon arrival or during the week the client should note serious inaccuracies in the description of the property, or if a problem should arise that he is not able to solve or minimize, the client can contact the Rive del Salento Office by calling +39 0832 523201 or the property manager.

Rive del Salento will endeavor with the owner or external society to solve the problem as quickly as possible to ensure guests a pleasant stay at the reserved property. However, reserves the right to verify on site and during the stay of the holidaymakers the reasons for the complaint both inside and outside the property.

Furthermore, no refund will be recognized to clients who leave the structure on request of the owners due to lack of notification regarding people in excess or the presence of animals (the number of people in excess and the presence of animals must always be notified to Rive del Salento and accepted by them in agreement with the owners) or in the absence of payment of the damage deposit requested on arrival.

Rive del Salento does not recognize as grounds for complaint to the agency or the owner: atmospheric events, presence of local fauna, mosquitoes and insects in general (the presence of any non-owned and "passing" animals may occur considering the geographical position of the structures, especially if the location is in isolated and / or countryside areas), maintenance of public roads or renovations of buildings in the vicinity of the rented properties.

Rive del Salento also, unless otherwise noted in the booking documents, cannot guarantee the potability of the water in the properties.
The owners and Rive del Salento also decline any responsibility for personal and / or valuable items left unattended inside the property, especially if the necessary precautions have not been taken.


USEFUL INFORMATION
Roads and distances: please ask for specific information regarding the roads leading to the property, as some properties are located in quiet and uncontaminated areas and have unpaved or bumpy roads.

SERVICES:
each property's profile on the website www.rivedelsalento.it sets out in detail the included services and if you want additional services such as extra cleaning or linen change (where possible), you will need to request them at least 7 days prior to arrival.

Elecricity costs (where required) The cost can be a flat rate (fixed weekly) or can be calculated on the basis of consumption, according to the rates in effect at the time of stay. This cost must be paid upon departure directly on site to the owner or to a manager of the property.

Use of heating and air conditioning: temperatures and period of use are governed by rules that vary from region to region. Normally heating systems can be used from November to April, for up to 8 hours a day, while the air conditioning during the summer months. Customers must imperatively abide by these rules.

Internet connection: in case of malfunctioning the owners will do their best in order to solve any inconvenience. This malfunctioning can occur and be caused by atmospheric agents, network instability, and/or causes attributable to Rive del Salento or to the owner.

ARRIVAL AND DEPARTURE TIMES
Usually the day of arrival and departure is Saturday, unless a different day is indicated on the information of the house. The estimated times for arrival are between 3pm and 7pm.

Check-in If you need to check-in in a different time, Rive del Salento will facilitate your arrival at the reserved property, trusting in the collaboration of the owners, who may require an extra charge for a late check-in.
Any changes regarding the date and time of arrival must be notified to Rive del Salento via e-mail or by phone to the numbers on the final booking confirmation in order to better organize the check-in.

Check-out The departure time must always be communicated at least 12 hours beforehand to the owner or property manager. At least an hour before the announced departure time the client allows access to the owner to check the state of the property and to the cleaning staff to put the house in order. In the event that guest needs to check-out before 08.00 am, the owners at their discretion may require an extra charge, which will be indicated at the time of the request for early check-out.

ARRIVAL AT THE PROPERTY
On arrival at the property clients are asked to present their booking confirmation and valid ID (passport or identity card) to the owner or his representative for registration as required by Italian law. Without these documents access to the property will be at the discretion of the owner.

DAMAGE DEPOSIT
At check-in the customer must pay in cash or by credit card (if applicable) a damage deposit, that will be refundable upon departure if there is any damage to the property.

If the customer does not want to pay the damage deposit, the owner has the right to prevent access to the property.

Should the customer leave the property at different times than those established, the owner is authorized to withhold the damage deposit and to return it only after having checked the property for damages. In the event of damage to the property, the owner can withhold the amount and will pay the remaining part of the damage deposit net.
Rive del Salento declines any responsibility in case of disputes regarding the deposit between customer and owner.

INFANT 0-24 MONTHS
If there are infants, it's possible to require baby cots and seats, to communicate at least 7 days before the rental.

PETS
Each property information sheet indicates whether pets are allowed or not and if a charge for extra cleaning will be required on site. At the time of booking the client is required to communicate any pets he will be bringing with him, indicating the number and size. The owner can refuse access to clients who bring pets without having notified it at the time of booking.

HOUSECLEANING
All rules about cleaning are reported in the technical sheets of each property and in the booking form; in addition weekly cleaning does not include cleaning of the kitchen and waste disposal, which the customer must take care of. The owner will have the right to withhold part of the damage deposit, if these tasks are not fulfilled by the customer.

MAINTENANCE
Ordinary maintenance by mutual agreement with the customer will be allowed access to the owner or his delegate to carry out routine maintenance of the property such as cleaning pool, garden etc.

Extraordinary maintenance after prior notice from the owner, customers will agree with the same, any maintenance to be carried out in their presence, essential for the smooth running of the holiday. If customers cannot be present, they will not be able to prohibit access to the owner or his representatives to carry out any repairs (eg breakage of an air conditioner).


CITY TAX
In some municipalities the tourist tax must be paid by the customers, in cash to the owner or his delegate according to the rates established by the municipality in which the lease will take place.

RULES OF CONDUCT
Guests are kindly requested to have great respect of the structure in which they are staying. It is forbidden to move furniture around in the house, to take furniture and furnishings outside the house and/or to use them in a different way to which they should be used. In the event in which a guest does not respect the standards of good behaviour and this results in damage to the structure or the furnishings, the owner will have the right, at his sole discretion, to consider the lease terminated via verbal communication to the guest and copy in writing to the agency and ask for the immediate removal of the client from the property with the right to appeal also to the police.
Rive del Salento denies any liability in the case of disputes between the client and owner and will provide the client with information about the competent court.
